Happy Spring, neighbor!
The 2025 Escavera Annual Neighborhood Meeting was held Sunday, April 27th at 4:00pm at the pool pavilion, with about 20 residents in attendance.
Below are the meeting minutes:
Annual Assessment
The 2025 annual assessment remained the same as last year, at $532.00. They were due Monday, March 31st, 2025. This information should have been received in your mailing packet from Community Management Partners, our new management company.
To pay online, please visit Community Management Partners’ homeowners portal, CINC <https://cmp.cincwebaxis.com/>, or refer to their mailing packet for more payment options.
We strongly encourage review of your current balance, to assure no assessments, fees, interest, or other extraneous charges were missed.
New Management Company
As spoken about in last year’s meeting, the Board, with agreement from the homeowners, decided it was in the community’s best interest to change management companies. Cedar Management Group is no longer our management company; we now work with Community Management Partners <https://www.hoapartner.com/>.

Violations & Letters
Community Management Partners performed their first community drive through, and as such, they have sent out violation letters for any offenses. These violations were based strictly on the Escavera Covenants, Conditions and Restrictions (CC&R); this document can be found in their CINC homeowners portal, under Calendars and Documents > Documents > Governing Documents, along with the other governing documents.
It is important to note, for this first drive through, Community Management Partners did not consult with the Board before sending violation letters; they were immediately sent to homeowners. The Board has requested that the Board approve all violation letters sent to homeowners moving forward, so that we can assure the violations are appropriate (e.g. one-time happenstance street parking during day hours does not warrant a violation to be sent to a homeowner).
Therefore, if you received a violation letter, and you have any questions or concerns, please contact the Board, preferably via email at escaverahoa@gmail.com. If not corrected, fees will be assessed for every month the violation is not corrected.
To re-echo the sentiment from the meeting, the Board does not want your money. The Board simply wants violations fixed.
Pool season & new pool vendor
As voiced by the community, the Board has switched pool vendors. We now work with Elite Pool Services.
The pool is scheduled to open May 10th. The pool hours are 8:00 AM to 8:30 PM (a recommended change from “sunrise to sunset”, for liability reasons).
Any homeowners who have an outstanding balance, and have not set up a payment arrangement with our management company, will have their pool access deactivated.
It is also important to only let in people who are in your household or with your party. It is with a solemn heart that we have heard that neighborhoods in the area have had multiple drownings over recent years. Please be careful who you let in. And, if you host a party at the pavilion (pool party, or not), please be careful and mindful of those near the pool.

Pool access
As of last year, the pool pavilion gate access system switched from the old fobs to the new Avigilon Alta Open mobile app. Homeowners were instructed to send an email to the Board with their first name, last name, home address, email address, and mobile phone number, in order to be granted access to this new system.
Multiple homeowners mentioned that they did not have access to the pool & pavilion gate. For any homeowners needing access (or the activation email to be resent), please send an email to the Board with the information listed above.
Basketball goal
The basketball goal at the pool parking lot was installed by the Board last year as part of a way to give back to the community. Over the last few months, it has gotten an abundance of use from youths and families, which is wonderful.
As some of you are aware, the backboard has been shattered. This was probably due to the cold weather. The Board is aware of this, and a homeowner has stepped forward to help replace the backboard.
An another note, it was requested by a homeowner in the annual meeting to have a sign stating hours for the basketball goal, as late night play can be disruptive to the front of the neighborhood. The Board will look into this.
Damaged back fencing
Hurricane Helene had a great impact in our area, which included some damage in our community. The Board is aware of the damaged fencing panels in the back of the neighborhood. We have discussed this with the new management company, who suggested we fix the fencing ourselves, without putting in an insurance claim, as this would affect our rate. We are continuing to look into our options.
New Board members
The community nominated and voted for new HOA Board members. Vaughn DeGolyer was voted in by the community to join the Board.
Old business & projects
The Board has completed the below items:
- Switched management companies and pool companies
- Installed the parking lot basketball goal
- Fixed the streetlight damaged from Hurricane Helene
- Purchased kids picnic tables and folding tables for the pavilion
- Still planning for the storage building (which will be located behind the pool)
- Fixed the pool lift chair (done by the new pool company)
- Purchased additional pool table umbrellas
