ARC requests
An Architecture Review Committee (ARC) request is a form that outlines the details of a desired addition or modification to an external structure that homeowners may action after submission and approval.
ARC requests may be submitted to either the Homeowners Association Board or the Management Company. ARC request forms should be found in the Management Company’s homeowners portal.
As per Article V, Section 1 of the Covenants, Conditions, Easements and Restrictions for Escavera Subdivision:
[N]o building, fence, wall, porch, deck, or any other structure or improvement (collectively, “Improvements”). Including, without limitation, the alteration or painting of the exterior surface of any Improvement shall be undertaken upon any Lot unless the plans and specifications and location of the proposed Improvement shall have been expressly approved in writing by the Architecture Review Committee. No subsequent alteration or modification of any Improvements or construction, erection or installation of additional Improvements may be undertaken or allowed to remain on any Lot without the review and express written approval of the Architecture Review Committee in accordance with he provisions of this Declaration.
General questions
As per Article V, Section 11 of the Covenants, Conditions, Easements and Restrictions for Escavera Subdivision:
Garbage containers must be kept out of sight from the street, except during garbage collection hours.
Violations can be reported through the Management Company. Please email the Managemnet Company for more information.
*Please note: Many violations are simple, and can be resolved by merely talking with your neighbor; you may want to consider approaching your neighbor first.
Calling the Spartanburg County Sheriff’s office is always a good option if approaching the offender(s) would be dangerous or ill-advised.

Homeowners Association Dues
Homeowners Association dues are fees assessed by the Homeowners Association for amenities provided to the community. Dues are mainly assessed for operational costs of the community, such as pool maintenance, street lighting, landscaping of common areas, the Management Company, insurance premiums, taxes, etc. The annual budget should be available in the Management Company’s homeowner portal.
As of 2021, Homeowners Association dues are due in full for the year by March 31st of that year. For example, for the year 2021, all dues are to be paid, in full, by March 31, 2021.
*Please note: Payments can be worked out with the Management Company, directly. Please contact them to establish a payment agreement.

You can always view your current account balance in the Management Company’s homeowners portal.
Yes, all new homeowners should also pay HOA dues for the current year. This should be handled by the Management Company.
Management Company
As of 2025, our management company is Greenville-based Community Management Partners <https://www.hoapartner.com/>, also known as Spartanburg-based HOA Management Services <https://hoamgmtservices.com/>. You can contact them via our community-specific email inbox at escavera@hoapartner.com.
As of 2025, Community Management Partners’/HOA Management Services’ homeowners portal is CINC <https://cmp.cincwebaxis.com/>. For more details, login instructions, and links, please refer to the mailing packet that was sent to you by the Management Company, or contact them.
Parking
As per Article VI, Section 7 of the Covenants, Conditions, Easements and Restrictions for Escavera Subdivision:
Vehicles shall not be parked in any front or side yard except in areas designated as a driveway or parking area. … Street parking shall be for temporary parking only and is prohibited as a long term parking solution.
Long term parking in the pool parking lot is prohibited.
As per Article VI, Section 7 of the Covenants, Conditions, Easements and Restrictions for Escavera Subdivision:
Vehicles in disrepair shall not be stored within the Subdivision. No passenger vehicles without current registration and license tags will be allowed in the Subdivision or on any Owner’s Lot.
Pool
The community pool typically opens sometime near Memorial Day, and closes sometime near Labor Day. Exact open and close dates are provided to the community.
The community pool is open from 8:00am to 8:30pm.
