Hello neighbors. The weather is warming up!

The 2026 Escavera Annual Neighborhood Meeting was held Sunday, April 26th at 6:00pm at the pool pavilion, with about 15 residents in attendance.

Below are the meeting minutes:

Annual Dues

The 2026 annual dues have increased, from $532.00 to $585.20. They were due Tuesday, March 31st, 2026. This information should have been received in your mailing packet from the Management Company.

A homeowner requested both the current balance in the neighborhood reserves, and what will be needed in the future; the Board is working on this request.

The increase is due to the need to up the neighborhood reserves, particularly in preparation for resurfacing the pool in the next 3-5 years (which is ~$25,000-$35,000). Per the guidance of our pool vendor, the surface of a commercial pool lasts appropriximately 10 years–this year marks the pool’s 10th year of use.

However, in an effort to extend the time before resurfacing is needed, The Board did approve the surface of the pool to be softly pressure washed, which helped remove dirt and mold within the cracks.

We strongly encourage review of your current balance, to assure no assessments, fees, interest, or other extraneous charges were missed.

Unpaid Annual Dues

There was a lengthy discussion, along with much frustration, regarding homeowners not paying their dues. By request of the homeowners, and at the direction of the Board, the Management Company has served several homes with liens. While this means that no money will be recouped until the home is refinanced or sold, the Board will continue to restrict access to the pool for homeowners who are not current (with the exception of those with an active payment plan).

Home Maintenance and Upkeep

As we move into spring, homeowners are reminded to keep their property in good condition.

This includes:

  • maintaining grass on a regular basis
  • pressure washing siding, as needed
  • painting fences and shutters
  • no parking in grass
  • and such

A homeowner suggested that a list of handypersons and vendors who could help with maintenances and repairs be created and distributed. The Board is looking into this.

As an aside, we are thankful to the homeowners who have taken on the challenge of maintaining the community lawns, both this year, and the year prior.

Community Work Day – Saturday, June 6th

To assist with the curb appeal of the common areas, we will have a community work day on Saturday, June 6th, 2026.

The Board will provide breakfast and lunch for those who sign up.

Management Company & Challenges

Please be aware, Community Management Partners has once again performed neighborhood drive throughs without consulting with the Board before sending violation letters; they were immediately sent to homeowners. The Board has again requested that the Board approve all violation letters sent to homeowners moving forward, so that we can assure the violations are appropriate (e.g. one-time happenstance street parking during day hours does not warrant a violation to be sent to a homeowner).

Therefore, if you received a violation letter, and you have any questions or concerns, please contact the Board, preferably via email at escaverahoa@gmail.com. If not corrected, fees may be assessed for every month the violation is not corrected.

We are also aware of homeowners who have claimed to either unsuccessfully call the Management Company (and yet receive no return call), or show up to their office unfruitfully, as no one was there.

While we have some reservations with the current management company, the Board is still hoping to resolve the issues in continued partnership for this current contract.

Though, please do continue to keep us in the loop on any issues if they arise.

Pool season

The pool will open within the next two weeks before Memorial Day (tentatively scheduled for Saturday, May 16th).

Some reminders around the pool:

  • Do not open the pool gate for others not in your party trying access the pool. This is both a security issue, and a safety one (as per DHEC, the gate cannot be propped open, for any reason).
  • The pool hours are 8:00 AM8:30 PM, the same as last year.
  • Homeowners who are not current with their annual dues, and have not set up a payment arrangement with the Management Company, will have their pool access deactivated.
  • If you host a party at the neighborhood pavilion (pool party, or not), please be both a) careful and mindful of those near the pool, and b) conscientious of pollution (trash and noise).

Refresher: Pool access

Nothing has changed with pool access.

Though, as a reminder, the pool pavilion gate access system requires the Avigilon Alta Open mobile app (iOS, Android). Homeowners requesting access are instructed to send an email to the Board with the below information for each unique member of your household 16 years and older:

  • First name
  • Last name
  • Home address
  • Email address
  • Mobile phone number

New Events Webpage

The Board has added a highly-requested events page to the website, so that the community can stay up-to-date on activities in the community (such as the aforementioned community work day). This is a work-in-progress.

Open Board Member Position

The Board has 1 open position. We are looking for a Secretary, to help with responsibilities including taking charge over meeting notes, email, correspondence, and other tasks.
